New urban perspectives: conceptual, methodological, technical and management advances

Giulio Zani (Politecnico di Milano)

In recent decades, the concept of cultural heritage has progressively shifted from a material-based approach to one that emphasizes its social construction and the active role of communities. This evolution reflects the need to address rapid urban transformations and the pressing challenges of sustainability and climate resilience. Consequently, the traditional monumental approach has been replaced by broader and more inclusive perspectives that incorporate new values, meanings, and management strategies.

This conceptual shift has led to the renewal of analysis, representation, and intervention methodologies through the adoption of innovative technologies (such as HBIM, GIS, artificial intelligence, and big data) and participatory practices that strengthen local identity and sense of belonging. However, heritage site management remains hindered by overly sectoral approaches and contradictory dynamics within an increasingly complex disciplinary and territorial framework.

In this context, tourism emerges as an ambivalent factor: while it acts as a driver for urban regeneration and heritage consolidation, it also poses significant risks related to overcrowding, gentrification, and the loss of authenticity. Current debates therefore focus on innovative strategies to reconcile tourism development, heritage preservation, and social sustainability, fostering collaboration among citizens, institutions, and technologies through participatory processes and multilevel governance.
